Grants for single mothers…?

I a 20 year old single mother. I had my daughter at 17. I finished high school and am currently in college. Through various programs I do not have to pay for college.

I am currently living with my mother because it is the most convenient place to be (she watches my daughter and it is much cheaper) but in the next 5 years I would like to be able to get a small place of our own whether I am married or not.

I was curious as to whether or not there were either 1. grants for housing for single moms OR 2. services that can help single mothers obtain home loans because I am afraid it will be difficult with only one income.
I have held a job for 2 years and while I only make 7.70 an hour I do get regular raises and I stay there because they are very flexible which works well with having a child and school.
Remember this is within 5 years that I want a small home for us and I am saving money to build up my savings account for it.

I am not looking for something like HUD and I don’t receive food stamps or child support so does anyone know of anything specific I can look into?

-Renting is really not an option for me so I need to figure out how to be able to purchase a home. I have dogs and cats that are an important part of my family and I will not give them up!
Oh, I don’t have a credit card but I do have a checking account, one 5 year loan that I am paying off on time, and 1 small 6 month loan that I took out recently to help build my credit.
